Here's a sentence you'd have a hard time believing in 2020: Miami's cost of living has surpassed New York City's.
That's according to data from the Bureau of Economic Analysis. In 2024, the Magic City became more expensive to live in than the Big Apple. (I realize we're in 2026, but that's the most recent data available. Deal with it.)
It's not the type of victory Miamians are celebrating. Rising costs have slowed the Miami migration, posing a challenge for the city's growth prospects , writes BI's Alcynna Lloyd, Jordan Pandy, and Madison Hoff.
The city is drawing one type of resident, but they're a lot less worried about affordability. Billionaires, particularly Californians trying to avoid the proposed California wealth tax , have flocked to the city .
Some people aren't too upset. If you own property in the area, you've likely done alright. Ana Bozovic, the founder of a local real-estate research firm, told BI that homes priced under $500,000 have basically evaporated.
But who's around to buy those houses could be the issue.
More people moved out of the Miami metro area than moved in between July 1, 2024, and June 30, 2025. And the job market has stagnated despite pledges from companies, especially those on Wall Street , to build out their presence in the area.
Miami's arguably still doing better than another post-pandemic darling.
Austin's real-estate market has cratered over the past few years , BI's James Rodriguez recently reported. Asking prices have plummeted, and most people who bought in at the top are getting crushed. A whopping 79% of Austin-area homes sold in 2022 are now worth less than their sale price, according to Realtor.com .
The city's major issue was builders getting ahead of themselves. In the rush to meet demand, they flooded the market with houses, tanking prices. However, a competitive job market and a young population mean it's hard to count Austin out in the long run.
Miami, meanwhile, is a more complicated story. The city has a history of reimagining itself every few years. But from its run as Wall Street South to its crypto era, Miami can't seem to replace the cities it keeps comparing itself to.
That doesn't mean it's doomed to fail. Miami's got two benefits that'll never go out of style: warm weather and low taxes. So don't expect the rebrands to stop.
They're just getting more expensive.
