Simmons Bank Liberty Stadium renovations are nearly done, what it means for Memphis' future

For years, as Memphis repeatedly tried and failed to join a power conference , school officials began to believe there were a few key things holding them back in those discussions.

Specifically: Academic standards that needed to be raised, a football program that had been abysmal on the field for most of its existence — and a football stadium that was badly in need of renovations.

The academic improvement came throughout the 2010s, and Memphis was named an "R1" research institution by The Carnegie Classification of Institutions of Higher Education in 2021. The football program has been one of the most consistent winning programs in the country in the past decade-plus.

And now, after two years of renovations costing $226.5 million, the stadium piece will be done.

On Sept. 5, Memphis will play Arkansas State in the first home game of the 2026 season, and the first game in the renovated Simmons Bank Liberty Stadium, which has been been operating at limited capacity for the past two seasons. It potentially unlocks a new era for the Memphis athletic department and comes as the Tigers have a new coach in Charles Huff and plenty of hope for the future.

Here's a look at how we got there .

The initial deal and funding

Memphis announced plans for a renovation project in 2022 after weighing whether to renovate the stadium or build a new one. In 2023, the state of Tennessee allocated $350 million to the city of Memphis for a group of projects that initially included Simmons Bank Liberty Stadium, FedExForum and a new stadium for Memphis 901 FC.

Local officials still had to work out exactly how to allocate the $350 million, though, and that process became tedious even as university officials pushed for a resolution so they could start the project. The 901 FC project eventually got shelved and the lack of a permanent stadium ultimately caused the team to relocate in 2025 .

After months of talks in 2023, officials finally found a breakthrough when FedEx founder Fred Smith and his family agreed to donate $50 million to the Simmons Bank Liberty Stadium renovation. The city agreed to allocate $120 million, while the university would fundraise for the remaining amount.

But it wasn't straightforward from there. City Council still had to approve the deal, and councilors raised numerous concerns about how it came together, along with some of the details, including the city transferring ownership of the stadium to the university. A committee meeting devolved into a long discussion about the future of the Memphis Grizzlies in the city and caused a postponement while officials worked behind the scenes to find a deal.

That came on the eve of the next council meeting, but the process still was interrupted, including an objection from Southern Heritage Classic founder Fred Jones. After a session that stretched throughout most of the day and night, the council voted to approve the transfer.

And then the real planning started.

How renovation plans shifted during the ensuing two years

The university unveiled specific details in March 2024. The plan initially was a three-phase project that would include new suites on the west side of the stadium as well as an open-air party deck below them. The final phase of the project would have included building another section of seats above the party deck but below the suites.

Athletic director Laird Veatch left Memphis for Missouri the next month and was replaced in June by Ed Scott . He and his administration eventually altered the plan to remove the extra seats on top of the party deck. He also announced other features, including new scoreboards and a new ribbon board.

How renovated stadium could affect Memphis' future

In 2023, hours after announcing the donation from Smith, university president Bill Hardgrave was clear on why the stadium needed to be renovated.

“The condition of the football stadium certainly has been an issue as we look at the conference realignment, no doubt," he said. "And, specifically, as it relates to the fan experience and what we can control."

Hardgrave said then that he had been told by other university presidents that the stadium was holding Memphis back in realignment talks. The Tigers have continued to try to join a Power Four conference, including a well-publicized rejection from the Big 12 in 2025.

Outside of realignment, there will be other major changes coming. Now that the university owns the stadium, Scott and his team are looking at ways to generate more revenue throughout the year. That could include concerts and monster truck or wrestling events.

In 2025, Chris Brown announced he'd play the first concert at the stadium since 1997. But the concert was eventually canceled after concerns about the setup for the show. Part of the renovations are on the north tunnel, which hadn't been wide enough for trucks to use for load-in during concerts. University officials believe the stadium eventually will be able to host concerts at the venue once the tunnel is completed.

Will the stadium actually be done before Memphis' first home game?

The timeline for the renovations was tight, and it looks like it'll come down to the wire.

The north tunnel project is the last thing to be done. Two weeks before the home opener, there was still plenty of construction equipment on the back side of the stadium.

“The stadium renovation project remains on schedule and on budget, with all expected renovations on track to be completed as planned, with the exception of the north tunnel," Scott said in a statement to The Commercial Appeal. "Due to recent weather, work on the north tunnel will not be completed before the first game. However, we do not anticipate any impact on the visiting team, as the existing tunnel entrance remains fully intact and available for use.”
